Quiz Winner – October 2017

The weather worldwide has been dangerously unpredictable. Natural disasters are dominating the headlines and in New Zealand, we’re still up in the air on which way Winston will leap. While uncertainty abounds outside inside our office at 22 Degrees, it’s full steam ahead – with a couple of exciting new faces, joining the crew.

Michael Chand has joined our Electrical team. A chartered engineer with over ten years at NDY he has worked on many significant projects including Unitec, Britomart, Westpac Charter House, IBM Wynyard Quarter and Victoria Quarter. A hugely practical engineer, one of his clients described him as “a bit of a legend” for his willingness to go the extra distance to sort any issues. With strengths in power, lighting, data and wide ranging project experience he brings tremendous knowledge to our business.  He is one of only two Uptime (datacentre systems) accredited Tier Designers in New Zealand. The other one being our own Mark Conn who leads our talented  electrical team.   

Mark Conn joined us from South Africa earlier this year with extensive international experience on many large projects and that all important pragmatic, “can do” attitude we prize in our engineers. He’s embraced the New Zealand culture with relish. Both his boys are sports fanatics so they’ve fitted right in and are loving Aotearoa. Just don’t mention the numbers 57 or zero to him anytime soon or he may develop a nervous tick!

We mentioned several of our projects did well at the Property Council Awards in our last update. In July, the TVNZ refurbishment, one of 22 Degrees recent projects, won a prestigious award for the Workplace (OVER 1,000M2) category in the 2017 Interior Awards.

Warren and Mahoney were praised for their innovative, futuristic vision. The “Blade Runner-inspired media city in the sky” was designed to meet the needs of an organisation moving into a digital era, with an ‘Open and Live’ environment focused on high transparency, via elements like an open plan space with operational areas visible and connected. The jury praised the project’s “restrained industrial palette” .

Snow Balls, No Boards and Maverick  
A recent staff trip to the snow inspired plenty of snowball fights, drone action, roast lamb but no snow boarding or skis. Unfortunately the weather didn’t play ball but a great time was had by all. Mark, feeling the need for speed, piloted his drone on a fly by – getting more attention from a zealous local official than ideal. After some research we discovered he was in fact good to go and not a Maverick after all. We hope to get up the mountain – next year! Must be time for a fishing trip.

Seismic Bracing Needs Revisiting

Blog DecemberRisk from poor seismic planning is significant in the construction industry. Since Christchurch, we’re all mindful of the hazards posed by poor design or construction; so seismic restraint in building services is now at the forefront of new and existing project planning. I’ve attended three meetings recently to discuss this issue. One of the meetings was requested by the main contractor, which was heartening, as it shows growing awareness of the issues and the need to be proactive in finding solutions and also managing a risk item themselves.

The building code is designed to raise the standard of construction. But NZS4219 referenced under B1 of the building code has some flaws which requires stakeholders to be proactive and to some extent self-regulating.  Here I want to outline some of the deficiencies and offer possible solutions.

Ducting is one area where the standard is light on detail. NZS4219 requires all ducting to be braced but provides no guidance on bracing centers or locations.  Both SMACNA and ASHRAE have excellent publications on seismic engineering for mechanical systems and cover these subjects in detail.

  • In addition, supplier provided information such as Mason Industries – Seismic Restraint Guidelines are also invaluable.

More up to date standards, such as ACSE 7-10 ( NZS4219 closely follows its predecessor  ACSE -7-05) stipulate ducts up to 0.5m², or weighting less than 146N/m for trapezed ducts, do not require bracing. With this, a reasonable approach has to be taken, so as not to create unnecessary cost with  ‘over compliance’  in  the final solution. Using the design loadings required by NZS 4219 and applying the bracing systems one of these publications can proved a cost effective solution.

The standard also requires post installed anchors to comply with the requirements of ACI 355.2 which is an American code and two companies can provide total solutions to this Mason and Vaico, both with excellent product ranges unfortunately only in imperial sizes and able to offer bracing solutions. Hilti now have metric fixings tested to this standard but if the motor size of the plant item is over 8kW then expansion anchors are not permitted.

Hanger rods are also required to comply with AS1111.1 but these are not included in this standard, which is for commercial grade bolts and studs. So an appropriate standard needs to be applied to these. I suggest threaded rods are specified to an appropriate material standard equivalent to an equal sized bolt to property class 4.6. A lot of failures in Christchurch were hanger rods

Penetration clearances are also important and where a service passes through a structure, a 25mm all round clearance needs to be provided. If this is also an acoustic or fire wall then a solution to maintain these needs to be designed.

Roof fixings – it’s no longer approximate to just install equipment on a roof without regard to its weight and fixings. NZS4219 bases its premise in transferring its loads to the structure, so the design of equipment plinths and roof platforms are also important.

In a ceiling, service coordination becomes of paramount importance and it’s a multistep process.

Designers need to be aware of all the service requirements and endeavour to coordinate these so there is sufficient clearance for all elements. But that’s not the whole picture. Three standards are at play, so in addition to NZS4219 we have to consider requirements for suspended ceilings and fire sprinklers. Suspended Ceilings come under the requirements of AS/NZS 2785. Fire sprinkler systems come under the requirements of NZS 4541.

The consulting team can only take the design to a certain level, unless the fire sprinkler systems and suspended ceilings and their respective hanger and bracing systems have been designed prior to building consent.

These items provide a significant cost risk to the main contractor, so the design team needs to be proactive in pushing for solutions early in the design and construction process. Sub-contractors should be mindful of elements like hanger types, threaded rod standards, clearances and bracing requirements so as to minimise re-work.

The bracing system is exactly that – a system. So it’s beneficial to look at the system as a whole; from the location of the hangers and bracing, to the location of other services etc. Big picture thinking will minimise the overall cost of systems. For example: a 40mm chilled water pipe doesn’t need to be braced as long as clearances are maintained to other services and this depends if these are braced or unbraced. If you can’t achieve the required clearances, then it may need bracing to be provided. So planning is the key.

On a project, I believe this is best left in the hands of a single entity; which then has to work with the engineers, contractor, and sub-contractors to provide a total solution.

22 Degrees Mixed Mode Model

At 22 Degrees we have been exploring mixed mode options on projects for some time now. As Robert Mannes mentioned in his August post, Auckland has a reasonably mild climate and is ideal for mixed mode operation. We have developed a model using our own 22 Degrees premises as an example of a combination of a ‘mixed mode’ and a ‘sealed’ building. Given our tenancy is only 12m deep and has 2 external walls we have a good base for cross ventilation.

At 22 Degrees we use natural ventilation as much as we can and have a very reliable ‘Fred-Ometer’ who adjusts the windows to suit the weather. This for us removes the need for any electrical modulation, however not every tenancy has a Fred so the simulations are based on typical mixed mode protocols.

Overall we found a difference between the mixed mode and sealed operation as being 25 kWh/m². For us, this equates to an approximate saving of $600-1000/annum depending on power costs. To accompany this we have simulated the effects of natural ventilation through our office using CFD. This was done using the highest allowable inlet velocity and is helpful for the production of air movement in and around the built environment.

In Wynyard Quarter, the newly constructed ASB head office at North Wharf, incorporates mixed mode planning. It is a prime example of environmentally sustainable energy efficient design. The design incorporates rain water harvesting, modulated work space layouts and mixed mode ventilation.  Our building, although on a much smaller scale, demonstrates the positive effects of a hybrid approach to ventilation.

Not all buildings are able to run mixed mode, however if the potential is there for this to be incorporated at building design stage, there are considerable financial savings to be made.

Mixed Mode the Future

Over the past 10 years major changes have emerged in the field of building service engineering. A good example would be double glazing on commercial buildings.
While not actually required by the building code, it has become the norm to specify double glazing. The industry has embraced the benefits of energy saving and noise reduction without the need for regulation.

One area that needs developing is the use of mixed mode buildings. Some people will remember the use of cross ventilation which was inherent in many MOE designs. Generally these were mucked up over the years with on-going interior fit outs. A classic example of this is the old Auckland City council building in Greys Ave where it eventually was required to have air conditioning retro-fitted after many internal alterations over the years.

Mix mode needs developing in this country – we have the perfect climate for it where most of the year – it’s not too hot and not too cold. Architects appear to have well and truly got to grips with passive design, keeping the sun’s energy out in summer and using it in winter to good effect. We are developing buildings with lower and lower energy use but we can still do better. Like the addition of double glazing, mixed mode buildings are just the next step.
