The Dylan is a high-quality, design-focused mixed-use apartment building situated on a prominent ridgeline in Grey Lynn. Developed by the Urban Collective, the project aimed to maximize the site’s potential through increased height and scale, despite the complexities of its high visibility, proximity to a heritage area, and the transition of Resource Consent from Auckland Council to the Housing Projects Office.

The building features a concealed ventilation system to maintain aesthetics, and careful attention to plumbing and glazing details to ensure efficient noise reduction between units. Additionally, double glazing and laminates were used to exceed acoustic and thermal standards, along with energy-efficient LED lighting for cost savings.
